What is Core+, Value add, and opportunistic?

I was just researching crowdfunding a project on RealtyShares, and one of the questions raised when I was setting it up was, "Is it Core+, Value-add, or opportunistic?"  Showing my newbie colors here.  I'm looking at 20 gorgeous acres with an eye to creating a sustainable village.  I'm a naturist Christian, so I'm also considering turning it into a nudist resort.  Which would that be?
