When they couldn't, my realtor called and said owner was willing to sell but wanted to net $220 and so the price changed to $235.In all honesty, the house was somewhat undervalued when originally listed ($225-230 was very fair). 

What positions you for success is your strategy, your market acumen, your TRACK RECORD, honesty, integrity, and results.

Most important aspect of this relationship is transparency and honesty. 

Just trying to make light of the situation, but in all honesty stuff happens. 

I am not sure why some agents have an issue of holding a level of integrity and honesty.

You don't have to go out of your way to let them know you are new at this, but answer any questions with honesty and integrity.

I know there's a lot of competition on the flip side for some the more affordable homes.... to be honest I forget the price range but want to say the 100-150k ARV range.

It sounds like staying in the current situation is just holding you back from starting your own real estate business where you can follow your own business sense wherever it takes you.Regarding your bigger question of increasing your income asap, to be honest I don't think your numbers are realistic.
