If she's the only buyer who expressed interest in the deal, then it might not be a deal after all.Unless you really want to be in the hard money lending business, I'd send your buyer to an actual HML or suggest she find a private lender.

However if it is true there is both good job growth and population growth, that that may mitigate some of the negative concerns expressed here.

That's what separates the men from the boys (if you can still use that expression!)

Another note is that the 'investment adviser' has not given me any information that I asked for since I wired the money over on Monday and when I expressed concerns just said something to the like that these properties are hot and if I don't want them someone else will buy them. 

When i had asked them the estimated  market value to finish my analysis, they expressed concern that what was doing might be too much work upfront, and I should get into detail of comps after the showing.

Any contract is legally binding to the parties expressed on the contract itself.

@Christopher Erwin, You're expressing a common sentiment but I think it deserves to be tempered with some commentary perspective.  1031s represent less than 10% of the entire sales numbers. 

I do trust him and his integrity.I'd expressed to him that I was interested in using his company for service-calls while I'm renting the condo from out of state.
