I am sincerely looking for feedback because I do not like investing into a hot market but the math supports many of the investments that a lot of us are still making. 

Since Real Estate Investing is not a "One Size Fits All" pick the type of properties & markets that appeal the most to you as an Investor and start with one and see how the process goes.  

Worst of all, it draws down the excitement of "deal making" and I sincerely apologize for being a part of that.
