The tenants are all professional (example Apple engineer), maintenance cost is negligible as a percent of rent, vacancy is minimal (I got the tenant within one week of listing), rents rise annually and I can self manage so no PM costs.

I only ask for the surrounding area i specified three cities apple valley, hesperia, victorville which have plenty but the title company sent me properties from that area plus owners that live in the area but have properties elsewhere. which is why I guess i havent went through the whole thing but I am seeing a lot properties with llc owner or corp owner and no loans listed on the majority of them.
