morning @Cody JensenPersonally I don't as it limits your exit strategy, plus the potential headaches of water (regardless of whatever years the flood plain is) if you keep it as a rental.

One final note - most of Sumas is in the flood plain and requires flood insurance, which has become quite expensive.

If you do not have adequate reserves you MUST rely on cash flow to exist so to look at the appreciation at this point is just plain stupid.
