Just one other comment, Having family in Joplin, I'm sure you have been to Springfield, you know that there is money in this town, a few are big fish in any town in this country, so with that, yes, I can locate more money in a coffe shop than most can going to HML or institutional lenders.

We had a issue in our area where tenants were paying the rent- dropping it off in a drop box at the property managers office and they were being fished out by thieves.For me personally that would be a hard call because there is no proof that the money order was made out to the PM to pay the rent.

Love Sanibel/Captiva, but fishing and diving is better in the Keys.- Would probably be a cash deal or if it makes sense finance up to 50%.- Targeting $600k range- Like the idea of a single family vs. condo... if we spend the entire winter here, I can't be couped up in a condo.- Would like let friends/family use it "at cost" or free for a few weeks during the year.- Obviously would like something nice but doesn't have to be million dollar home with high end finishes.

If you can solve the seller's problem situation - you can make money - (I don not mean to say we train people to take advantage of others - we make money by solving real estate problems) I take my time with the sellers, talk about all their issues related to the property  - look at all the facts to see how to approach the offer - make an offer or a proposal that will satisfy the seller's needs as well as our cash flow or equity needs. it is important to build a rapport with the seller - talk about things that interest him, retirement, fishing, hunting ----- forget real estate for awhile - and try to communicate on a personal level with the seller - sellers like to do business with folks they understand and like - be likable!

Made 3 outlet manifolds of 3/4 copper, put 3/4 pex ball valves on, and fished the 20 foot straightened colored lines up inside the walls of my 3 family to the kitchen bath feed.
