Creativity and Seller Financing

Hello Bigger Pockets! I have found 2 properties for sale that are wrapped into the same mortgage. Just starting out in real estate, I’m not sure if any banks will lend to me at their price because of debt/income ratio, however, I was interested in looking into seller financing and private money lending (land contract or something like that). I was curious if this would be the best strategy to use or if anyone has had any experience with this and the creativity of making an offer?
