I carry a clipboard and look like I'm there to work, or at least supervise people who work.If I'm going to a meeting, investor event, somewhere I want to look respectable, it's a nice pressed button down, dress pants, jacket depending on weather, fresh haircut, beard trim.

Because they were acquired outright and my cash position has been continually strong since the time of the acquisitions I have not seen a pressing need for insurance. 

But I am still early in the learning process and will press on. 

With inventions like printing presses, telegraphs, and internal combustion engines maintaining the rule of law over distance became alot easier, and states (countries, not TN or AL) are now able to ensure the veracity of their paper currency.

I have absolutely no intent to press the board for a value "increase" after renovation and the values should creep up slowly over time. 

I would like one day that they sell washers and dryers that has built in Apple Pay or Google Wallet capabilities, and all a tenant has to do is to wave it near the washer or dryer and press their finger onto the Touch ID and I get paid as the machine unlocks for 1 load.Or may be I know what the tenants like to drink and I set up a vending machine that pour their favorite ice cold beers from dispensers and I get paid online and the Touch ID knows if he/she is over 21. 

You'll be hard pressed to find something with better than a 20.8% return.
