I honestly think you'd be better off house hacking and saving a dramatic amount on housing, which is most households largest line item.

I run down my criteria: No evictions, No felonies, and household income at least 3x rent (verifiable income).  

I’ve increased our household income by 110%, cleared debts, saved for the unexpected, and have built a solid floor to stand on.

It was just a common house hold spider too.

The tar on the walls was so thick you could see where every picture had been hung in the household.

I was able to refinance it after aggregating the group together when they were all on year leases and it was a stable household of solo professionals.

(I am also curious but probably not all that important...... if anyone has any thoughts on type of PEX PEX-A - "Uponor" - more flexible more expensive, not a strong against high pressure; PEX-B "Viega", more rigid but harder to bend or curve, has higher pressure, oxidation, chlorination tolerance; PEX-C... ?

What is the average household income for the area.

Nothing like coming home to a contentious household every day.
