It may work out for me to continue to "upgrade" my studio-temple-castle.Then I want to move into "Wholesaling" opportunities, local & foreign, and then Buy-Hold-Rent when I have at least enough capital to have 50% equity or to be able to generate sufficient cash flow from an equivalent of 50% vacancy and large repairs.From here I want to quick jump to small commercial units (Apartments), and tropical (or at least sunny & warm 365 days/yr biking weather) Retirement Haven REI.Once I have sufficient income to be financially independent, with cash to spare to help family, then I'll devote all of my time to my Music and my Sadhana (Spiritual Practices).There's my business plan in a nutshell.

There are flat rate brokers that will place a seller on the mls for a fee, no work or services involved.There really isn’t an equivalent on the buy side since the seller normally pays the commission that is already set by the contract between the seller and the seller’s agent.Where you might get someone to do it for a flat fee on the buy side is when it’s a for sale by owner and the owner refuses to pay a commission.

The equivalent here is really if they mess up on a loan covenant (or again, whatever the specific provisions of their agreement is w/ the bank on the loan) - then it could be called.

But I'm open to suggestions.Anyway, to boil the example above of an Investment of a 2 Family property, we need to create an Equivalent CD Calculation:You will see in cell K2 that the equivalent of the CoCR example boils down to a 6.43% Return.By setting up your spreadsheet this way, you can then do all sorts of calculations.
