We already have a solid calendar of bookings that is filling up quickly.

How about creating a master calendar and block out the dates of family coming.

You can also look at the calendars of other properties in your area on airbnb and vrbo/homeaway to get a feel for how booked they are.

If you're intent is to use it as a second home and one month later you decide to rent it to a friend via Airbnb and next thing you know your calendar is full......Awesome way to get yourself in to a property for 10% but again.... makes it more difficult to get in to the next property. 

I've marked down March 23rd on my calendar in hopes of attending the meet up group and meeting some of you.

I've been tracking the type of properties I'm interested in on VBRO/Homeaway to see what they rent for, how they are finished (most have crappy interiors/furnishings), and how fast their calendars book up.
