San Pedro is another city full of properties with no potential for profit with the exception single-family properties near Cabrillo Beach and 25th and Western toward the ocean, but there is little to nothing to be earned from single-family properties compared to multi-units.

I already have property in Western NC so I was telling him my thoughts.Fast forward to today, we are closing on a deal together here in NC. 

However, in time I hope to branch out into rentals in Western Washington and other states.So much to learn.

@Melissa Roybal While at least for now government regulations don’t seem to be an issue as you stated on the western slope, fire risk and the related insurability through anything other than a Cal Fair plan policy in the three unincorporated areas that you mentioned may be.
