First, define too much profit that you're trying to hide, most likely it's not big money, it's what you may think is big money or you're feeling guilty and can't explain the difference,Secondly, if you do a double closing, close one transaction then the other, the end buyer is not entitle to anything from the first settlement, unless your state has some requirement to show prices with recent sales which comes from banking requirements if the end buyer is financing, they will also want to see that sale contract before approving financing.

All I can say you need to micromanage the rehab make sure it is done right .Lots of crews blow and go ,that means they are not paid by the hour so they go faster and faster skip stuff hide etc... not all but they are out there .

If it is a short loan your principal pay-down may be hiding your profit.If you have other properties that are doing well, cutting your losses on this one sounds like it might be a good strategy.
