20 years of flipping and buying/renting mobile homes allowed me to accumulate a nice portfolio of income producing properties.

That would create unnecessary transactions and fees if accumulating some more Btc through rental income is a goal.

My big short-term goals are to land my first deal within the next 90 days and accumulate enough cashflow for my wife and me to quit our jobs within a year.I became interested in real estate years ago while in the military and bought a Carlton Sheets course. 

Rent comes in, mortgage and repairs go out, cashflow accumulates.

To have enough cash flow to quit your day job, or to slowly accumulate wealth through appreciation, debt paydown, etc.?

@Jenny Bastian, Hello, the idea of starting a company for Flips and forming an LLC is beyond me because I am just a one man show and my future plan is not to expand and accumulate.

Due to bouncing around all over the country we have accumulated properties that turned into rentals for one reason or another.  

@Ellis San Jose, dismal. depending on where one is in their FI journey, rate of return may not yet be the focus, or perhaps they are past the accumulation phase, or even on the far end of the conservative spectrum and prefer cashflow to roi with no debt as build a portfolio.
