Residential vs Commercial

I am a Realtor & aspiring investor. I have heard others say they wish they started in commercial. I want to be able to cash flow at a commercial level one day, but residential seemed like the clearer learning path. Any tips or opinions on residential vs commercial? From both an investing side and for working as an agent? Thank you!

I've only done residential, but I like the idea of investing in commercial properties. However, in a post Covid world I'd want to be very strategic in the properties I was investing in. For example, I'm not interested in office buildings because so many people are working remotely now I don't have confidence in long term sustained rents. Things that do have long term staying power like storage units or gas stations do appeal to me though.
