@Oren Pfeffermann, my personal view on washers and dryers in rentals is as utilitarian devices so I buy basic model used appliances often from a used appliance store.

Developing scorecards to monitor accountability (with Key Performance indicators) is another good idea, plus you can tie each other's pay to their performance that way.I'd suggest reading "Scaling Up" by Verne Harnish and "Traction" by Gino Wickman.

There hasn't been a ton of traction there yet, but I wouldn't be surprised if it takes off within the next 10-20 years.I would say it takes a long time for valuations to catch up in gentrification.
