If you end up with anything aside from replacement cost, be sure to discuss the implications with your agent on what happens with the reimbursement of regular claims (i.e. do they get haircut by some % below replacement cost).

I did consult with a friend who is an attorney he suggested I pay for the hotel, meals + reimburse the tenant for the days they have not stayed home & won't be staying home in the future.

In fact, we often do this for our buyers when they use our broker.You are going to be taking the risk of losing that money if the buyer backs out or can't get the loan, but if the buyer backs out, I get the earnest money (which will reimburse me for the appraisal costs) and if the buyer doesn't get the loan, then my broker screwed up (this hasn't happened yet).

I'm looking for 3 months reserve - payments and draws; FYI, you will pay the contractor their draws out of your reserves and get reimbursed from the escrow funds, if I've put money up for the renovation.Credit - We check credit.
