LLCs are wildly over promoted, much of that promotion shamelessly panders to folks fear, ignorance and vanity.

Granted I'm new so I could be wildly off track, but I'd think that when flipping in an area (especially if it's a new area) it could be beneficial to know that x% of homes sold within y timeframe have n amenity, x% have m amenity, etc.

I have been doing business in Florida but have recently found out that it's like the wild wild west of real estate.

Most wild animals like that are attracted to the food people leave out.

If I had to take a wild guess, I'd say 5% of wholesalers are really good, 80% are really bad, and 15% are criminals.

One problem is that local markets and common business practices can vary wildly from area to area. 

Sounds like your "mentor" is sending you on a wild goose chase.

That being said, the smoking factor is a wild card.So, no set answer here, just wanted to point out that most tenants would rather pay a little more than pay to move.Good luck!

I am not wild about taxes and landlord/tenant laws in TN or I would be very tempted to invest in Memphis, you guys are doing a booming business there.
