I personally wouldn't ever make my guest bing their own coffee....there is a reason the hotel industry has 2 cups ready to go every morning for every guest for free in their room, and at this point, every guests pretty much expects free coffee in some fashion during a hospitality stay.

But, I think this is a big risk...Hey J, great thread, learning a lot from reading it and as you stated, it’s mostly common sense but they way it is being presented in a “101” fashion, it really makes it easier to understand and speaking for others along with myself, thanks for that.I want to address this post from page 2 of this thread 8 months ago where you suggested multi family investments are at risk of cap rates going higher as interest rates climb.
