Investors I know that do that plan on it being under 10% of their portfolio and classify it as high risk/high return.

When I do pay to the amount to the escrow company I make sure to stipulate to them the amount given as a deposit and the balance is classified as "Extra Funds" to close.

Hi @Charles Wood - are you looking at small multi-family that is still classified as residential (2-4 units), or are you looking at larger multi-family that is classified as commercial (5+ units)?

If classified asa dealer, none of the gains are considered capital gains.

Staging doesn't really seem to be a "topic" in the classified section of BP. 

I'm new to Bp as well as new to real estate investing.I'm posting since wholesaling caught my eye in a way to begin in rei.From what I understand its a service we provide to sellers by saving them time, headaches, and to an extent money.Your right of course they could just do a craigslist ad and even a few classifieds but how many of those will be a waste of time , cancelled appointments, having to missed work to meet a potential buyer who may not even make an offer.The way I see it is I'm saving the seller the headache and time and working for him with of course a fee for my services (commission).David
