Rain water falls off the roof and over time you will get dirt and mud splash up on the walls.  

Some common fees that sponsors get are a certain percentage on the buy side, another percentage or fee to manage it and another percentage on the sale.Then you’ve got what’s described as a “waterfall” profit sharing deal.

This morning I wanted to chat a little about content creation and the “waterfall strategy”!

They sit on a 6 acre property and it has a 6 ft high 80 ft wide waterfall in the backyard.

Unless they aren't taking a GP equity waterfall?

With a waterfall structure you can build in 'rewards' for the property beating expected returns (A little more complex than my original suggestion). 

Just wondering how this waterfall of cash flow would look to boost other properties (all theoretical).

In my admittedly short experience in dealing with TK's, I strongly believe that finding a provider you can trust is higher up on the waterfall than location or trying to do a detailed analysis. 

Simple is better, especially if people don't have experience with waterfalls -- a confused mind says no.

I've dealt with cases where one partner thinks they agreed to a simple split, but the docs written up discuss an economic waterfall that is contrary to what they thought.
