:O Now that I'm retired I spend most of my day at my buddies beachside bar chillin with my Nam buddies and helping lady tourists.

I'd say the neighborhood is a B - range, and in a city that has lately been having tons of tourists attractions built (this is South Florida after all!)

@Tyler Maragh Would a vacation home in Davenport attract tourists visiting Orlando and Disney or is it too far?

Pretty much anything worth renting out is rented to tourists.

I believe that it is theoretically possible that they are in the country lawfully (tourist or student visas?).

I don't know if tourists are intentionally staying away or if it just hasn't been hot enough this year... 

I guess I was under the impression that since this is a snow bird and tourist state that there were shorter terms.

The only other thing I'd consider is renting via Airbnb if your house is in a good tourist area.

Huge infux of jobs.. think Boeing ( I think they may be around for a while) Mercedes benz  ( same thing)  Now Volvo   14 hotels under constructions to the tune of almost 4 billion.. cruise lines making this an embarkation debarkation destination. plus the 2nd most poplular tourist town on the whole southern East coast second only to Orlando.How the Heck can you go wrong. 

The target property is zoned C-2, so we can do airbnb/tourist house by right, but want to do B&B, special occasion events, and outdoor music.
