Who or how am I going to pay for the damages when she moves out and the carpet, pad and floorboards need to be replaced because it is soaked with cat urine?

I currently live in Overland Park, Kansas and am focusing on finding a small fix-and-rent multifamily property (house hack).I found this community via the podcasts have been soaking up the crowd-sourced information that these forums contain.

I also plan to network like crazy and soak up as much knowledge as possible when working with loan closings etc. 

I'm new to the area and just trying to soak up as much info as I possibly can before I jump into anything.

I’ve been watching videos on Max Maxwell and Mark Whitten trying to soak up as much as I can on everything they say, when I don’t understand something I watch it multiple times until I understand it.
