@Brandon Shim, the general answer is yes, the market is extremely hot right now, and appreciation in values is far outpacing rent growth in most all markets.  

I know you can get a residential loan on up to a 4 unit property assuming it will be your primary residence, and you can even get a residential loan on a property with a commercial rental like a storefront beneath an apartment as long as the residential space is the majority of the sq footage.

Just make sure to shim it flush with the existing, and if you can get a scarf joint in there, it  will look and hold better. 

You'll definitely see a few mistakes, but I tried to hide most of the mess ups beneath where you would see a door, or in another out-of-the-way spot like in the closet corner. 

However, in my 2 cases I have not had any noticeable issues with cracking beneath the finished floor coverings.
