We did offer them a hotel because they were in a U-Haul moving in from out of state but they chose to go buy a couple of fans and tough it out for 4 days while we had the AC unit replaced.

Hi @Nicholas KontosI also have the contact of a realtor in Tx who is based here in AU and is also still a registered tax agent. 

From my experiences as a fellow Aussie investor, I have found it considerably easier to access finance here in AU through LOC or unsecured lending, investors etc rather than trying to get HELOC on low value properties. 

These go down to a U shaped connection into the line. 

(Sex and money were pretty much forbidden topics in both of our homes.)
