On the rental property side we will go through another round of capex improvements, mostly driveways and roofs.

As for the sale aspect, the market has softened up a little bit for sellers, but some of that is time of year.

@Bob Avery - agree on the need and real impact of offering to section 8 voucher holders - an aspect of the business we don't hear folks discussing very often.
