Also there is nothing that legally that can be done to remove his name from the title.He says several investors have called him on it over the years and they brought it to the lender and were rejected as the lender wants top dollar/current market value for this abandoned property.

It seems like it would be very difficult to pay someone to do a repair estimate just to know how much to OFFER on a property, especially considering how so many offers get rejected in this business.

So, if you want to say they were "rejected" for the unit they applied for, then fine. but calling it a lack of management skills is unnecessary.

A six-year-old misdemeanor presents no risk to the property, the other tenants, the Landlord, or the Property Manager.I suppose you could contest it and ask them to justify their decision but do you really want to rent from a Property Manager that doesn't even know what constitutes a justifiable rejection?

Realtor has provided correct comps, but appraiser has rejected them.The simple fact that 2 appraisers were off by $20k and the first appraiser would not list to reasonable comps is an issue in my mind.

Properties listed on the MLS in UT right now are selling to end buyers pretty much right at, or very close to list price - so it doesn't make sense for a seller to take a low offer from a wholesaler when there's a decent chance of a retail buyer coming in and paying market price.In order to find a deal that makes sense to a wholesaler with our current market conditions, an agent is going to spend a lot of time writing a lot of offers that are likely to get ignored, rejected, or heavily countered.
