I'm dealing with one now, example of issue: They want hand rails going down to the basement from the outside cellar doors.

The home inspector was rude to me the buyer's agent and even accused me to work for the seller, as I was continuously asking him questions on how much that issue that he was making a big deal will cost to be fixed ( $15), how long it will take for the house to fell down because there is a bit of rust on the railing of the balcony of a 5-year-old home ( answer 60+ years if the railing is not cleaned and repainted  which was $100 worth repair).You get the message. 

We're seeking a 2-family house with parking for at least one vehicle and close to public transportation.

If you drive a vehicle, how much of that $20-50 bucks a month covers gas, insurance, tolls, etc.? 

It is very important, no matter the investment vehicle, to do thorough due diligence, ask for track records, know the risks, make sure there is a great deal of transparency and excellent communication with any Sponsor. 

I do want to have an adequate amount saved still for an 'emergency fund', to replace my vehicle one day, and enough to start a small business.
