In my experience, if you can't clearly explain the proposition and returns in less than 5 minutes you've already lost the investor.

I haven't exactly figured out the secret sauce to optimizing direct mail conversions so I tinker around with my formatting, value proposition, level of polish, etc.I was thinking of putting a link to a video introduction on my next direct mail piece.

This isn't a 12 month interest only proposition.  

It is usually not a very attractive risk-reward proposition as the odds are normally stacked against you IMO.

Keeping up with the Joneses is a losing proposition.  

I am just taking the slant of how an investor looks at these deals.. as I have been working with investment funds and investor for many decades... so I kind of have a pulse on how the majority thinks about these deals.. and as such again my personal opinion is buy and hold is not that difficult to do by any stretch so the value proposition from the work partner is not that valuable given a mere 10% return on 100% investment into the deal.. just is not in the real world of attracting a capital in any appreciable amount..

In Georgia we have to bring cash or equivalents to the auction so you need to have the cash, a backer or an asset to borrow against.Its a high risk/medium reward proposition in my area, but your results may vary so make sure you understand that going in.
