All I ask is to have access to the wealth of knowledge and expertise that you have procured over the past years, dollars aren't nearly as valuable.

Most real estate listing contracts have what's called a "procuring cause" paragraph that says what happens in this case.  

The listing agent is now the procuring cause for the sale because they gave you the tour.

Locate the local group and ask internally for a real estate agent who understands the "investor mindset", which is totally different than how a homeowner looks at properties.I am a brokerage in Orlando, and we focus on procuring HUD houses for investors who either rehab or wholesale.

It also reduces the risk that someone tries to claim they don't owe you a commission (state laws vary on how to qualify as the "procuring cause" and this can get complex fast).  

This is easy to procure if you use an accounting software.

So I decided to strike out on my own and procure deals for myself... one problem.

It's not unusual, particularly if they're told they will be released soon.You can sign a contract electronically, by fax, in counterpart, etc while you are on vacation as long as it's included in the contract that signatures in that format are acceptable.You're trying to sell a co-op in a market that favors buyers, in what is historically one of the slowest times of the year, to a "rock solid" buyer that your broker procured.
