Was the contractor at fault at all for taking down the tree without enough precaution as it landing forcefully?

Aside for buying a house that exists and not being build, and visiting the apartment for sale and seeing it for myself, what are precautions are there to take?

(For any age not just children 6 and under) As a precaution I would like to paint over the trim throughout the house with Encapsulant paint.

As currently constructed without precautions for dealer status, all income is probably ordinary income.

That's a reasonable set of precautions and would have demonstrated they are not only thinking about risk but taking is seriously.   

It may scare some away but for most people they'll understand it's probably not "normal" and they'll just take extra precautions to protect themselves.

Lot of investors choose that protection for themselves just as precaution.

I am talking about landlord being proactive and initiate an annual inspection as a precaution and also as a measure to mitigate his/her liability, how many landlords do that? 

I would guess if they challenged my policy to Airbnb they would still favor guest over host in issuing a full refund, but I'm wondering if I can discourage some people who are neither vaccinated nor practicing precautions from having to cancel last minute and dodging our cancellation policy with this loophole by telling them up front that they need to own their own risk of catching it and plan accordingly if they don't want to forfeit their deposit.Looking for input on if you have tried any tactics to reduce covid cancels that have worked.
