All I did was install the pink fan fold insulation and nailed up the siding with 2 inch roofing nails .

Branch out with the mailers, a handwritten looking letter in a pink envelope, a postcard on green paper, a greeting card, or a zip letter.

Whitewash would be ok too if you can get it to be uniform and not pink.  

It's an apartment in a 6 unit condo in Dallas TX, I'm thinking of a buy and hold but we  want to live there for a year or so and then rent it so I can keep investing in other properties, the thing is today I don't have enough credit history (W2, tax returns, etc) so is very difficult to go and ask for a mortgage (I bought it cash).Now the fun part begins, it needs a LOT of TLC because it was built in the 1959 and I want to remodel both bathrooms (ugly pink tile and very small shower), kitchen (open space, new cabinets, appliances and floor).  

In my opinion they are only hurting property values because a lot of people around here know how bad it is and avoid it.I would be less annoyed if my neighbor painted their house pink with yellow dots than what the HOA does on a consistent basis.

And pink / yellow fliers taped up at the mail boxes.  

wow that price is crazy low it's missing  many items.Factor more like $150 sq foot.But I would keep the pink bathroom

They had smoke stains on the walls, burned old blue carpets, pink bathtubs and garbage everywhere but they just trusted that I’d make the old units look like the one I had just finished.

Maybe it has a pink toilet and tub in the master bathroom ... maybe the work triangle in the kitchen is super long, find some flaw in the house that can be addressed slowly over time without spending a fortune (or a set of flaws, even better).  

Most agents are used to dealing with "people" not "numbers" and do not understand what motivates you the investor.They are used to people who don't like the pink tile or the color of the living room wall.
