I personally interact with each and every guest.

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

Also, did you have any other loans (ie student loans, primary residence mortgage, etc) when you took on the $25k? 

Since it was over 12 months with my HML, I ended up taking the property under my name with a 30-year conventional loan.

Now were back to a mare normal world where a person has to have that skill of forecasting, analysis, ability to "read the tea leaves" for where it's all going and if todays acquisition makes sense. 

Is that eligible for an SBA loan? 

Is there a place to find Private Investors as in one person?

When you said you had some money saved up, I was thinking that meant you would have enough for a down payment on an FHA loan.
