Mike Hanneman I can't speak from personal experience on that yet but my Airbnb property manager showed me booking rates on his other units in the area and it didn't seem to slow down at all.Dallas isn't really a seasonal tourism destination, and if it was I don't know why anyone would go there in the summer when the heat will melt your face off!

Another thing about winter is half the investors drop off because they don't want to worry about getting a prop with foundation issues unknowingly (my first flip - I bought during winter and closed right before the melt in spring.

It could seem expensive to some , but you have a short time to make the money , it either freezes up or melts .The big snow in Feb , I was on the loader doing driveways that hold 4 cars for $ 250 .

I can see the potential for ice damming especially if this faces north or east where it would receive minimal light to melt snow.

(vapor barrier and foam insulation)* Ridge vent is totally clogged with dust, dirt or something that is preventing flow* There is a heat cord on the roof below where the furnace is located so I am sure the roof is hot in the winter and melts the snow which causes ice damn in the section.* vents and returns are in ceiling..so won't the heat come down and go right back up the return?
