For a first property I’m hoping to avoid a heavy rehab so light cosmetic fixes and likely will be low if any cash flow as it’s mostly an appreciation market.

I have 4 properties in Ft.Myers and was spared this time, but the anxiety is real.I would have your tenants contact their renters insurance if they haven't already.

Usually a call to that agency will light a fire under any Contractor.b) A licensed Contractor will also have a Bond.

I.e. using John's $30/psf is great, until during your renovation you realize that a previous owner only update the wiring to romex in the unfinished basement, but didn't run it to all outlets and light.  

It’s too dark for my limited light space.  

But it's worth it to see someone's face light up.
