Charlotte and Phoenix used to copy each other in trends but the last few years Phoenix pulls ahead so, depending on your strategy, follow the money and invest in Phoenix.

I looked at some properties in the Catskills last week that ultimately didn't fit the criteria.

Cleveland would be just about the last place I would go for anything. 

Tried getting quoted from OBIE last week and this is the response I received for some some properties in Central Florida:" Hello,Thank you for requesting a quote with us.I apologize currently we do not have any carriers available for your properties in Florida.

Home prices have decreased over the last 18 months so there is lack of good options and values still above normal. 

In fact, one of my clients last year closed on a house hack near Keystone and turned a 5 bedroom single family home into a 6 bedroom house, and he is living in one room and renting out the 5 other rooms individually between $1,300-$1,400 per month per room because of the lack of affordable housing options up there. 

We have been house hacking in Boise, property to property for the last 5 years - and they all were not break even or positive after we left, and we have paid monthly out of pocket to hold properties.
