U either pay for assistance OR you can do what I have done and give larger than normal returns to your seed investors to get the deal going.. then when you have track record you can back off how much your giving away.

I'm asking 8K/flex and maybe it can be U hauled over to your place from Tucson, AZ. 

But if not, it also may make sense to look for passive investments or joint-ventures with more experienced people.

I file jointly with my wife (both have W-2's) and I have one rental property that is under my name.

Also just so you know, they are not Hard Money Lender's they are your joint venture partner in every aspect of the deal.

@Travis Bobo  the written gurantee is WORTHLESS  they just fold up and move on.. what are you going to do.. there is no free lunch in real estate and there is no buying your way into success its earned and its dog tough do not let anyone tell U otherwise.. listen to Steve he knows as well.. he is a for real investor who does deals..

I am joint owner with my mom on the deed of a rental property.
