What are your thoughts on purchasing a co-op property
15 February 2024 | 4 replies
I'm looking to for a personal property for myself, I found a really cheap 1br co-op unit.. this is in New Jersey.. especially in the area wont find single family or townhomes, under 300kThe price of the co-op unit is around 130k, but co-op wants a cash purchase also the fees are $600 a month which are the taxes and HOA feesyou have to live there 1 year before you can rent the property out.. rent for this unit goes for $1600 a month my plans were to live there for 1 year and then rent it out.

Do you invest in high crime areas?

I bought some property in Jersey City and Newark a few years ago, rock bottom prices....they have appreciated dramatically, while my cousin's million dollar home in the burbs only appreciated slightly, but has much more space to go down and down, especially during a recession.I'm looking at some property in Philly and Willmington now....seems like a great investment because I can't see prices going much lower and the cash flow is amazing....although I'm not sure how easy it is to find section-8 renters, i need to do more research.
