When people find someone doing things for the right reasons and the heart is in the right place it can be refreshing to them because they are constantly being sold stuff by sleazy salespeople all the time.

Really great book that might help he see how his mental and emotional state might be sabotaging him and what he can do to fix it.And attending a spiritual house of worship may work wonders as well .Also changing his diet will likely prove to be very effective.

I assume that your heart is in the right place, so I ask...Why not just become an expert on finding genuine deals in one market?

I thought that based on the first response that was the only thing required to get one but in my heart, I knew it would be much more complex. 

This was caused by deferred maintenance and the tenants' diet.
