By doing this you can create equity for yourself so that you can extract cash from the property down the line to use to put towards the next one.

So I kicked the habit - I stopped going to seminars and started to apply some of those ideas that were preached by speakers who were experts at extracting fees from me.I started to attend real estate auctions, studying the process - watching others make a lot of money - I decided to get a credit line - increase my credit card limits and started looking for properties (cheap- ugly buildings) in the neighborhood where real estate auctions were taking place - my primary goal at this time was to learn the market in the area where I wanted to control real estate - I would look at 50-60 houses (but made no offers - when agents would try to qualify me I just said "I have a small inheritance and will not need financing) - I kept a journal of the price per square foot, comparing properties, and all comments made by sellers and agents (this helped me to find the seller dominate selling motive), that was helpful - but I soon discovered that I was just looking for real estate in the conventional way - I needed to do something else - so I started to look for owners of real estate who had problems (I applied Power Prospecting formulas) and at the same time studying creative real estate techniques from the old masters in the industry - became a member of the Washington Real Estate Exchange, hosted a real estate investor club and started to give mini creative financing seminars while networking with those I wanted to emulate.

If you have made any effort to reasonable air seal the building envelope, then you need the range hood to extract stale air and humidity as a regular air exchanger will not typically be able to adapt to accommodate cooking.Even if your house is not tight, it is still appropriate to properly vent the cook top to prevent moisture damage and grease build-up on the ceiling above.

Yes you extracted proper key points from this post for sure.Also one more thing.... if you do run into an issue don’t get stuck in paralysis state and raise that money that you just lost from the roof by investing into something else just to play away the damage and get back on track.Obviously you must know in what to invest and how.

While I understand what he says, in that more equity can be realised by refinancing than what a flipper can extract as profit, an important part of the equation that is often overlooked is that it absolutely has to be cash flow positive.

Thanks,My guess is that some newer investors find hiring contractors to be a daunting task (which it most certainly as for newbie investors) and they think that by partnering with a contractor, it relieves them of the responsibility of having to do their due diligence, put together a scope of work, put together a budget, etc.The problem with that reasoning is that they aren't relieving themselves of the responsibility -- they are just transferring it to someone who probably isn't any better at than they are, and are locking themselves into a relationship that would be a lot more difficult to extract themselves from than just firing a contractor.Plus, investors tend to make less money this way.In other words, partnering with a contractor is most often a lose/lose situation for an investor.
