I have a friend that does this too,  He travels to exotic places and picks up some part - time bartending job at resort hotels...gives him a lot of time for outdoor adventure, some pocket change, meets a ton of people and is having a ball.

My question for the group is HOW to get access to this equity without refinancing the props, banks seem to only like to do 50%LTV max on lines or loans, and having a high prop count does not seem to excite a bank even though the CLTV of them all leaves a good equity position to be had they don't seem  interested.Is anyone using any exotic or interesting NON bank type deals to get access to equity in any type of private or commercial deals I need to be knowing about ?

Although most syndicators (myself included) don't allow 1031 funds to enter (due to complications, exotic deal structure requirements, etc) one may be able to cover over the gains with losses received in the same year.
