Equity - and how to access it?

Hi, so I am now after a few years in a position of having a lot of equity in pretty many props I own. My question for the group is HOW to get access to this equity without refinancing the props, banks seem to only like to do 50%LTV max on lines or loans, and having a high prop count does not seem to excite a bank even though the CLTV of them all leaves a good equity position to be had they don't seem interested.

Is anyone using any exotic or interesting NON bank type deals to get access to equity in any type of private or commercial deals I need to be knowing about ?

My goal is EQUITY ACCESS like a line of credit, blanket across all props....thanks!
