I'm not sure if the unit range your looking at but I'd encourage you to utilize technology and see who's CMBS loans are coming due in the next 6-12 months and start dialogue now for disposition, best case off-market.

Rehabs peak my interest but I'd love to have a balanced portfolio and thinking long term - grab some buy and holds.I'll be working in Atlanta area for the majority of this year and possibly the foreseeable future.I've been lurking for awhile and decided I need to engage if I plan to actually learn anything - dialogue is a two-way street!

I think you need to draw buyers into a dialogue.

Aaron,I would recommend opening some dialogue with your PM regarding this, if you haven't already.That being said, I wouldn't be too concerned, given that you have a solid relationship with your PM.

I attempted the same with this tenant but she felt no need to have any sort of dialogue.

Always have very open dialogue with tenants, but I found that people paying $700 rent don't like the thought of paying an extra $30 and will simply avoid it.
