I have a great company I work with that educates the consumer, deletes accounts, and creates a future credit plan to achieve their end goal.

I was on Bigger Pockets years and years ago, and got into trouble (post deleted) for asking if anyone knew any lenders that did "such and such" type loan," with the particulars of what I was looking for. 

You have to delete those propertiesBedroom/bathrooms- Do you're comparables have the same bedroom/bathroom count.  +/-1 is usually okBasement/no basementSquare footage about the same give or take Exterior building type- brick versus everything elseHigh end rehab- Not sure what this means but when I hear $35K I don't think high end.

However, if a determined tenant could display that you were charging them more rent for a duplicate property, for no justifiable business reason (rents went up after lease expiration, building taxes, etc), than another tenant, they could probably come up with a protected class reason that you were violating - race, age, family status, etc, and then you would be forced to use your "pain in the ***" logic in court to defend the differential.So I would say you should probably not proceed down that road, and if you do, I would probably delete this thread.

I don't know if this is possible but I would try to have this thread deleted immediately since your name is somewhat unique and Biggerpockets ranks highly in Google.  

Dante,There are some elaborate ways of de-duping a list in Excel, but a quick way is to use conditional formatting to highlight them, then you can manually delete them.

I had written a long story about my experience, but when I tried to post it, adding the pictures somehow deleted all of my text.  :(  I had to go in and rewrite it again... shorter this time.Thanks!
