Even when they are dating or best friends, the relationship almost always decays.

I am a buy and hold investor, i have done 2 flips, one i did because i knew i could get a good return ( 3 months - 50K profit) the other i did because i liked the house and didn't want to see it decay ( total rehab and small addition) made $1200 after all costs. i was ok with that because i saved a house from ruin, and i got my money back i put into it.

More and more people will forever move into the space, and returns will forever decay.

However, a few landlords being forced to pick tenants that meet their requirements but may not be their first choice is a small price to pay when compared to the damage done by con artists who have taken advantage of the system and collect rent from the government while forcing section 8 voucher holders to live in disgusting non maintained apartments in decaying areas without access to jobs or opportunity.

If some viable alternatives arose, the most likely outcome is the death or near death decay of BOTH D & R party, right. 

All property management companies must be supervised/affiliated with a licensed real estate broker, and many day-to-day management activities must be carried out by a licensed real estate agent.My view is that this regulation has actually caused stagnation and decay in the industry, resulting in a lack of innovation & disruption.

Holding high levels of cash counteracts the befits of leverage, so while I don't speak for those who made statements about the highly leveraged folks, I have inferred, possibly incorrectly, that there is an implicit assumption that those who are highly leveraged also have low levels of reserves.
