In the ad we used photos from another unit, because as you can see from the first two photos below the original condition of this unit wasn't such that it would attract the type of tenants that we like to rent to.Before:There are always surprises in any renovation, and one of those in this redo was a hole in the kitchen subfloor where a leaking icemaker water supply line had rotted the floor.That was a quick and easy repair, but more expensive was replacing about 50 sq ft of the hardwood floor under the carpet in the main room, which had been water damaged by water leaking from the old (since replaced) through-the-wall air conditioner.

The solar companies are figuring out ways around this, but the I deemed the hassle(and the small return on my time) to be too high a hurdle.Some properties can benefit from the installation of air source heat pumps for heating in the winter and cooling in the summer as well- they typically look like large air conditioners.

It is far better to have a well-funded reserve if you find yourself in that situation.And since this is a new build, what would happen to your reserve account if the furnace AND air conditioner both went out at the same time the roof needed to be replaced?
