So, I happened to drive by this 4 plex I thought I might've been interested a couple months ago. There was a sign still up. I called the number to ask about it. The agent told me it was under contract but that the two 4 plexus across the street were about to be up soon both for 150k a piece. I told him I was interested... I went ahead and called the lender I spoke to last and I got pre approved for 150k, FHA 3.75% interest at 30yr fixed. I want to make sure that this property is a good deal so I want to start analyzing it to see what it's worth to me. I know that the asking price is 150k. I know that all four units are occupied at $495 a month. I know that there isn't central air conditioning (or whatever it's called), they have the window air conditioners in each unit. I'm going to now find out what school district it's in and I'm going to call the police department to find out the crime rates in the area. What else would you guys recommend I research?

If you want to get truly accurate numbers, go ahead and find out the taxes and cost of insurance.
