If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon. 

When my accountant was with H&R Block they functioned this way and even though he could prepare my return in about 1.25 hours it would cost me $1800 because of the number of inputs I had specifically from my 7 properties.

Hi, I am actively looking and putting offers for my first rental property, I just saw a townhome that I like from the 70's that needs some rehab, and a few blocks from it there is new development offering same type of units (a bit bigger) 10% more expensive with delivery lead times of 6 months.

It seems like a great draw for people especially if you are a few blocks from the beach.

Could this be the result of some type of maliciousness by those who work in the real estate industry?

Put up a block foundation and have a house mover slide it into place.

Sometimes my comments get blocked if I actually include a link or URL.

Given the block this was on which was primarily mix of decent homes and obvious rentals, and this home needed a few thousand in repairs prior to rent, I did not want to pay more than my max 76k offer.

I recently listed on VRBO and now have my calendar blocked by the company after speaking with a potential property manager.
