Not somebody that learned from their pops or a person that had a million dollar bankroll to start.Someone who went from property management to in house team.

Take that same cash and buy more deals and either keep them as rentals or flip them and the bankroll grows rather quick .In my area deals go to the true cash buyer , settle in less than 2 weeks , no inspections , no banks , no BS . 

You're going to need to get your bankroll up anyway to invest in real estate so holding on to all the cash you can get your hands on is important, before you start putting it to work in an investment.You may be getting all the information you think you need from this program, but you'll be in a worse financial position potentially putting you in a scenario where no lender will give you a chance.

In which case I’m more worried about the solvency of our country than I am my own bankroll.

You have to go deep with one, and all those you mentioned do work, but everyone else is doing them with a bigger bankroll.

That level of bankroll doesn't allow you to buy much.
